Humidity is the hardener, and that is both the advantage and the bubble formation problem.

The product is a thin-film sealer, not a floor: 50 to 100 microns dry film, a hardness set by its NCO content, and the wrong purchase wherever a pallet truck turns.

What moisture-cure polyurethane actually is

The product is a one-component system: the resin carries free isocyanate groups and no separate hardener, so the drum has a shelf life and the film cures from the air.

A moisture cure polyurethane is usually supplied as a clear or pigmented liquid and applied as a sealer rather than as a thick floor. It is not a screed and it is not a substitute for one.

The NCO content on the datasheet tells you how much reactive isocyanate remains available, and a supplier who quotes it without a solids figure is giving half a specification. A higher figure means more cross-linking and a harder film, and also a faster reaction with whatever water it meets.

The NCO content also falls as the drum sits open. A part-used pail that has been resealed badly will have skinned on top and lost reactivity below, and the film it produces will never reach the hardness on the sheet.

Because it is a one-component system, there is no mixing error. That is a real advantage on a small job, and it is the main reason the product survives in the market.

The trade-off is that the same reactivity which makes it convenient also makes it sensitive to the substrate. Water below the film and vapour above it both change the outcome.

Why the humidity cure works, and when it does not

The humidity cure proceeds from the surface inward. Moisture in the air diffuses into the film, reacts, and the polymer network forms as the solvent leaves.

In a humid building the film cures quickly and skins early. In a dry, cold building it cures slowly and stays tacky for days, and dust settles into a surface that never quite sets.

That is why the same moisture cure polyurethane behaves differently in a warehouse in July and a plant room in January without any change to the product.

A humidity cure that is too fast is as much a problem as one that is too slow. Rapid skinning traps solvent underneath, and the film stays soft under a hard surface.

Cure can be checked rather than guessed. A film that has cured will not hold a thumb print after an hour in the sun, and it will resist a solvent wipe without softening. Two checks, no instruments.

Where the building is air-conditioned and dry, some products need a fine water mist between coats. That is a legitimate technique and it is also where inexperienced crews create problems.

Solvent content and why the film is thin

Most products in this family are solvent-borne, with solids typically between 30 and 50 per cent. A 200 micron wet coat therefore dries to well under 100 microns.

That thinness is the reason a moisture cure polyurethane is a sealer rather than a floor. It seals a surface and adds a sheen; it does not build a wear layer.

The solvent-borne nature also brings odour, a fire risk during application and a VOC figure that may exceed a district limit. Check the number before specifying it indoors.

Storage and pot life are part of the same story. A pail kept in a cold store reacts slowly when opened, and one kept in a hot container bay may have begun to skin before it reaches the floor.

Solvent also attacks some existing coatings. A solvent-borne product applied over a thermoplastic or a waxed floor can soften it, and the damage shows within the hour.

Where a low-odour product is required, a water-borne alternative usually exists. It is a different chemistry with different limitations, and it should be compared rather than assumed equivalent.

Bubble formation: the signature failure

Bubble formation is the defect most associated with this chemistry, and it is a direct consequence of the curing reaction. Carbon dioxide is produced as the isocyanate meets water.

If the film skins before the gas escapes, the gas is trapped and forms a dome, so the dome and the pinhole are the same mechanism at different scales. Small domes give a pitted finish; large ones give blisters that break under traffic.

Warm, humid conditions accelerate skinning and make bubble formation more likely. So does a thick coat, because the surface sets before the body has released its gas.

Ventilation helps more than most crews expect. Moving air removes the vapour that drives the skin, and it also carries the solvent away, so the film stays open long enough for the gas to leave.

The standard mitigation is thinner coats and a longer interval between them. Adding solvent to slow the skin is common and it lowers the solids further, which is a trade rather than a cure.

Where a floor shows widespread bubble formation the cause is usually the slab rather than the air. Vapour rising from concrete produces the same defect from below, and no application technique prevents it.

Adhesion failure and the moisture it comes from

Debonding on this product almost always traces back to water at the interface, either as free moisture in the slab or as a film on the surface.

The failure looks distinctive: the film lifts in sheets and the underside is glossy and wet. Where the bond has failed for another reason, the underside is dull and dusty.

Table 1: Reading the underside of a lifted film.

Underside

Cause

Remedy

Glossy and wet

Free moisture

Dry slab or barrier

Dull and dusty

Poor preparation

Blast and recoat

Powdery white

Laitance or compound

Mechanical removal

Soft and tacky

Solvent trapped

Strip and recoat thin

Reading the underside is the fastest diagnosis available on site, and it costs nothing. A moisture cure polyurethane that has debonded tells you which problem you have.

The fix depends on the cause. Free water means the slab needs drying or a barrier; dust means the preparation was inadequate and the adhesion failure was built in before the first coat.

Where a previous coating has failed and the floor is recoated without removing it, the same coating failure mode repeats. The new film bonds to the old one and inherits its weakness.

Outgassing and the pinholed finish

Outgassing is the release of air or vapour from the substrate as the coating wets it. On a porous or damp slab it produces pinholes across the whole surface.

A moisture cure polyurethane is more vulnerable than a thick coating because the film is thin enough for a pinhole to reach the substrate.

The usual countermeasure is a primer that seals the surface before the finish coat, applied thin and allowed to cure. Skipping it is the commonest cause of a pinholed outgassing finish.

Temperature matters too. A slab warming through the morning releases more air than one cooling, which is why outgassing is often worse on the sunny side of a building.

Where pinholes appear, the remedy is another coat rather than a thicker one. A second thin coat fills the holes; a heavy coat simply traps more air.

Where a topical sealer is the right choice

A topical sealer of this type suits a surface that needs protection from dusting and light staining rather than from traffic or chemicals.

Warehouse slabs in dry storage, plant rooms, and concrete that will be covered later are the classic concrete coating applications. The moisture cure polyurethane gives a cleanable surface at low build.

It is also used as a dustproofer on old slabs where a full coating is not justified. A clear sealer at this build gives the floor a washable surface without changing its appearance. Two coats of a clear sealer will stop a floor generating dust for years.

What it will not do is survive forklift traffic, hot washdown or a chemical spill. Those requirements belong to a different system with a different thickness.

The distinction is worth making early in a conversation. A client who wants a clean, dust-free store can be served well by a sealer; a client who wants a floor that survives a pallet truck cannot.

Where a client wants a sealed look at low cost, this product is honest value. Where the same client wants a floor, it is the wrong purchase.

Four situations where we would not specify it

First, any floor that will see forklift traffic in a defined lane. A moisture cure polyurethane is too thin to carry that load, and a thicker system costs less over ten years.

Second, any slab with a moisture reading above the primer’s tolerance. The outgassing risk and the debonding risk both rise, and a barrier is cheaper than a second attempt.

Third, food production and washdown areas. Hot water, caustic and thermal shock all defeat a thin solvent-borne film, whatever its adhesion.

Fourth, a floor that will be recoated by someone else in five years. The recoat compatibility problem is real, and a topical sealer with an unknown history is a liability.

Table 2: Where the product fits, and where it does not.

Aplicação

Suitable

Use instead

Dry store dustproofing

Sim

-

Plant room floor

Sim

-

Forklift lane

Não

PU screed

Washdown room

Não

Screed with cove

Exterior apron

Não

UV-stable system

Figure 1: raised blisters and open pinholes in the same film, photographed close up.

Where it fails in service

The product at 60 microns wears through a forklift lane within a year, and the worn track reads as a stain rather than a hole. Traffic is the first of four ways it fails in service.

The second is chemical. Solvents, hot water and strong alkali all attack a thin solvent-borne film far faster than a thick screed.

The third is recoating. The film is hard, glossy and solvent sensitive, and a second coat applied years later may wrinkle it rather than bond to it.

The fourth is moisture from below. An adhesion failure that starts at a drain or a wall base usually follows a rising damp path that was never tested.

Table 3: The four service failures and their first sign.

Failure

First sign

Cause

Wear through

Polished lane

Thin film, traffic

Chemical attack

Dull, sticky patches

Contact with solvent or alkali

Recoat wrinkling

Ripples within an hour

Solvent on old film

Debonding

Lifting sheets

Moisture at interface

Recoating and the maintenance regime

A maintenance regime for this product is mostly about recoating before wear reaches the substrate, because a patch on a thin sealer is always visible.

Clean with a neutral detergent and avoid solvent-based cleaners, which soften the film. That single instruction prevents most of the cosmetic damage we see.

Before recoating, abrade the surface to remove gloss and contamination, then test a small area with the new product. A topical sealer applied over an old one without keying will peel.

Where the existing film is failing in patches, remove it locally rather than coating over it. An adhesion failure under a new coat spreads, and the repair becomes larger each cycle.

Where a floor is recoated on a fixed cycle, write the cycle into the maintenance regime rather than leaving it to habit. A sealer that is renewed before it wears is cheap; one that is renewed after the substrate shows is a repair, and the difference between the two is a calendar note that costs nothing to set.

The interval depends on traffic. A dry store may need a recoat every five years; a workshop lane may need one every two, and the second figure is the one to budget for.

How to test it before you commit

Take the moisture reading at depth, not at the surface, because the skin dries first. A moisture cure polyurethane is unforgiving of a wet slab, and the reading is cheap.

Apply a one square metre test patch and leave it for a week. Check for pinholes, for bond at the edge and for any blush or haziness.

Then wet the patch and leave it wet for an hour. A film that turns white or lifts has told you what the floor will do in service.

Record the slab temperature and the room humidity on the day. Those two numbers explain most of the variation between a successful patch and a failed one.

Figure 2: a taped one-square-metre patch, half sealed, on the same slab.

Perguntas frequentes

What is moisture-cure polyurethane used for?

Mainly as a sealer or dustproofer on concrete, at 50 to 100 microns dry film. It is not a heavy-duty floor.

Why does moisture-cure polyurethane bubble?

Carbon dioxide is released as the resin cures, and the film skins over before the gas can leave, so it blisters.

Can it be applied to a damp slab?

Only within the primer’s stated tolerance.
