An epoxy flooring is the cheapest of the seven and the least tolerant of hot water.

This coating comparison sets out epoxy, cementitious urethane, MMA flooring, polyaspartic, vinyl ester and surface hardeners against industrial polyurethane flooring, with the thicknesses, cure behaviour and failure modes that decide a specification.

If you only have four facts, use these. Hot wash above 80 degrees Celsius points to a cementitious system, concentrated solvent to vinyl ester, a moving or damp slab to polyurethane, and a one-night window to MMA flooring or a fast polyaspartic coat.

How to read a coating comparison

Read a coating comparison as a filter rather than a ranking, because a snapshot of conditions is all any table can hold. A product that performs well in a dry warehouse can fail in a washdown room at the same thickness, because the mechanism of attack is different.

The useful columns are thickness, chemical load, thermal range, cure speed and cost. The interesting column is failure mode, because that is what a client lives with.

An industrial polyurethane flooring system is one of the seven, not a category above them. The comparison below places it where it belongs, between the rigid systems and the specialist ones.

It also assumes the reader knows what a cementitious urethane is. Urethane cement, MMA flooring and vinyl ester are trade names for chemistries with quite different behaviours, and the comparison only works if the names are treated as categories rather than brands.

Epoxy: still the default for dry areas

An epoxy flooring is hard, cheap and tolerant of the acids in Table 1, but not of hot water. It bonds well to a prepared slab, holds a gloss and resists acids and solvents better than most polyurethanes at equal thickness.

Its limits are mechanical. Two to six per cent elongation means it cannot follow a slab that moves, and it chalks under ultraviolet light within a season or two.

For a dry warehouse, a plant room or a bund, an epoxy flooring is often the right answer and the cheapest one. Specifying polyurethane there buys flexibility nobody needs.

The common error is using it where hot water arrives. A 3 mm epoxy in a washdown bay will crack at the joints within a year, and the failure will be blamed on the brand rather than the choice.

Cementitious urethane: the thermal shock answer

Cementitious urethane is a water-based urethane cement, usually installed at 6 to 9 mm. It handles thermal shock better than any other resin because its coefficient of expansion is closer to concrete.

That is why dairies, breweries and ready-meal plants specify it. A 90 degree wash on a cold floor produces strain, and a system that moves with the slab rather than against it survives the cycle.

The trade-offs are a slower cure and a finish that is rarely glassy. It also needs a proper primer and a moisture-tolerant build-up, so the detailing matters more than the brand.

Where an industrial polyurethane flooring is being considered for a wet room, cementitious urethane is usually the benchmark it has to beat rather than an alternative to it.

Where a project specifies cementitious urethane by name, check whether the intent is thermal shock or simply a thick floor. Urethane cement is expensive at 6 mm, and a 3 mm industrial polyurethane flooring may satisfy the same requirement for less.

Ask what the floor has to survive on its worst day, not its average one. The answer usually separates urethane cement from the rest, and occasionally shows that a 2 mm industrial polyurethane flooring would have been sufficient all along.

Figure 1: thermal cycling separates the two systems within a season.

MMA: speed at a price

MMA flooring cures in one to two hours regardless of temperature, which makes it the system of choice when a plant can only release a room overnight.

The cost is in the smell and the schedule. Methyl methacrylate has a strong odour, needs ventilation and is often restricted in occupied buildings, so the speed is only useful when the area can be isolated.

The same is true of a polyaspartic. A fast topcoat used to compress a programme is a good decision; one used to cover a scheduling problem is a decision that gets repeated every year.

It is also less forgiving on a damp slab than a cementitious system, and the comparison that ignores moisture will pick it for the wrong project.

Figure 2: speed is a specification, not a quality.

Polyaspartic: fast, UV stable, unforgiving

Polyaspartic is an aliphatic polyurethane that cures in two to four hours and keeps its colour. It is the sensible answer for a topcoat where daylight reaches the floor and speed matters.

The chemistry is close to a standard polyurethane, so the flexibility and adhesion are familiar. What changes is the working time, which is short enough that a crew must be ready before the mixing starts.

Polyaspartic is often sold as a cure for every problem, which it is not. It is a fast topcoat with good colour stability, and it performs best over a mortar rather than on its own.

A polyaspartic is also the easiest system to buy badly. Two suppliers can offer the same chemistry with very different filler loads, and the thinner product will look identical in a sample until it cures.

Ask for the filler content as a percentage rather than a description. A polyaspartic at 60 per cent filler and one at 30 per cent behave differently under traffic, and the difference is invisible in a brochure.

Where a project needs three coats in one night, the answer is usually a polyaspartic over a fast body coat rather than three coats of a slow product.

Vinyl ester: the chemical specialist

Vinyl ester is the system for concentrated acids, solvents and hot chemical spills. It is used in chemical plants, battery rooms and processing areas where a standard industrial polyurethane flooring would soften.

It is not a general-purpose floor. Vinyl ester is more brittle, needs careful preparation and is usually specified with a flake or glass reinforcement at a thickness that would be excessive elsewhere.

Where a client asks for a vinyl ester resin in a food plant, the honest response is to check the medium. Most food chemistry is handled better by cementitious urethane, and vinyl ester adds cost without adding life.

Where vinyl ester is genuinely required, the specification should name the medium, the concentration and the temperature. A blanket requirement for a solvent-grade resin in a plant that uses none is a cost with no benefit.

Floor hardeners are not a coating

A floor hardener is a liquid densifier applied to the slab itself. It hardens the surface, reduces dusting and improves abrasion slightly, and it adds no chemical resistance and no thermal tolerance.

The confusion is common in tenders. A floor hardener quoted as an alternative to a resin system is a category error, and the comparison should say so before the bids are compared.

Where the requirement is dust control in a dry store with light traffic, a hardener is genuinely the cheapest correct answer. Where the requirement is washdown, it does nothing.

The useful place for a floor hardener is a dry distribution centre where the slab is sound and the problem is dust. That is a real problem, and a densifier solves it for a fraction of a coating.

The comparison, in one table

The table below compares the seven on the properties that decide a specification. Thickness is the installed range we would use, not the maximum a manufacturer claims.

Table 1: Seven systems compared at the thickness each one needs.

Sistem

Ketebalan

Thermal shock

Bahan kimia

Menyembuhkan

Relative cost

Epoksi

2 to 6 mm

Miskin

Good on acids

12 to 24 h

Rendah

Cementitious urethane

6 to 9 mm

Luar biasa

Bagus.

24 to 48 h

Tinggi

Poliuretan

3 to 9 mm

Bagus.

Good on alkalis

12 to 24 h

Sedang

MMA

4 to 9 mm

Adil

Bagus.

1 to 2 h

Tinggi

Polyaspartic topcoat

0.3 to 4 mm

Adil

Adil

2 to 4 h

Sedang

Vinyl ester resin

3 to 6 mm

Adil

Luar biasa

8 to 24 h

Highest

Pengeras

None

None

None

1 to 7 d

Lowest

Read the table by column, not by row. A project with three hot washes a day eliminates four systems before cost is discussed, and a comparison that starts with price usually ends with the wrong one.

A failure mode is more useful than a rating because it tells an inspector what to look for in month eighteen. Each system fails in a characteristic way, and the first sign is usually visible long before the floor is unusable.

Table 2: How each system fails first, and what to look for.

Sistem

First visible sign

Typical timing

What to check

Epoksi

Joint cracking and chalking

12 to 24 months

UV exposure and slab movement

Cementitious urethane

Pinholes and lifting at edges

6 to 18 months

Primer and slab moisture

Poliuretan

Wear at traffic lanes

24 to 48 months

Wear course thickness

MMA

Shrinkage cracks at joints

3 to 12 months

Joint detail and mix ratio

Polyaspartic topcoat

Topcoat worn through to aggregate

18 to 36 months

Filler load and coat thickness

Vinyl ester resin

Brittle cracking at details

24 to 48 months

Medium concentration and temperature

Pengeras

Dusting returns

12 to 24 months

Application rate and slab age

The table below is the one we use in quotation meetings, because it removes options rather than ranking them. A comparison that ranks products invites an argument about preference; one that eliminates them ends in a decision.

Choosing in five questions

Five questions settle most specifications: is there hot water, is there chemical, does the slab move, does daylight reach it, and how fast must the room return to service.

Each answer removes options. Hot water removes epoxy. Concentrated solvent removes everything except vinyl ester. Movement removes all the rigid systems and leaves industrial polyurethane flooring and cementitious urethane.

Speed removes the slow systems, which is where MMA flooring and polyaspartic earn their cost. Daylight removes aromatic grades and points to an aliphatic topcoat or polyaspartic.

Table 3: The five questions, and what each one rules out.

Question

Rules out

Leaves

Hot wash above 80 C

Epoksi standar

Cementitious urethane, PU mortar

Concentrated solvent

PU, epoxy, MMA

Vinyl ester

Moving or damp slab

Rigid systems

PU, cementitious urethane

Daylight on the floor

Aromatic grades

Aliphatic, polyaspartic

Return to service in 8 h

Slow-cure systems

MMA, polyaspartic

Where two answers conflict, the constraint that costs production usually wins. A plant that cannot stop for three days will accept a faster system with a shorter life, and that is a legitimate trade if it is made deliberately.

Write the trade down, because tender specification clauses that record the trade are what stop the next refurbishment repeating it by habit. A project that accepts a polyaspartic instead of urethane cement to save four days should record the assumption.

What the comparison does not tell you

No table describes preparation, and preparation decides more than chemistry. Where a PU floor is the wrong answer: a slab with rising moisture above the system limit, a room that stands under water, and a client who needs the area back in one shift. Those three point to a different system or a different programme rather than a thicker coat. A perfect industrial polyurethane flooring over a dusty slab fails; the cheapest epoxy flooring over a properly profiled one performs.

Detailing is the second gap. Coves, drains, joints and plinths are where most failures begin, and none of the seven systems has an opinion about them.

Where a client is comparing two suppliers, ask both for the detailing drawing before the price. An industrial polyurethane flooring quotation without one is comparing materials rather than floors.

The third is the installer, which is why distributor programme support and training decides more of the outcome than the chemistry does. A comparison is a decision about materials; the outcome is a decision about people, and a good crew with a modest product beats the reverse.

That is also why a comparison carried out by a laboratory and a comparison carried out by a site visit often disagree. The laboratory tests a sample; the site tests a system, including the detail around a drain.

That is why we quote the build-up and the detailing rather than a product name. An industrial polyurethane flooring document that names only a resin has left the important decisions to site.

The one exception is a client who genuinely wants a single product for a single room. In that case the industrial polyurethane flooring decision is simple, and the comparison in the tables above is enough to choose between two quotes.

Notes that decide between two close options

A cementitious urethane and a polyurethane mortar sit within one day of each other on programme and within 20 per cent on material price for the same build. The difference that decides the job is usually the wash temperature and the age of the slab, not the data sheet.

Compare three costs, not one. The material cost per square metre, the installation cost that follows from thickness and preparation, and the cost of the days the room cannot be used. A system that costs a fifth more in material and returns the room two days earlier usually wins on the third line, and the third line is the one a quotation never shows. A floor hardener sits outside that arithmetic, because it is maintenance rather than a coating.

Where a client has been quoted a polyaspartic topcoat over a three millimetre body, ask what happens at a cove. A polyaspartic topcoat applied over a thin body fails at the detail, and the detail is where an audit looks first.

A vinyl ester resin belongs in a bund, a battery room or a solvent store. In a food plant it is usually a specification copied from a chemical project, and it costs more without adding service life.

A floor hardener, by contrast, is often the correct answer where the problem is dust rather than chemistry. A densified slab in a dry store costs a fraction of a coating and solves the problem it was bought for.

Table 4: Two close options, and the question that separates them.

Pair

Question

Answer that decides

Cement vs PU mortar

Wash temperature

Above 80 C, cement

Polyaspartic vs aliphatic PU

Programme window

One night, polyaspartic

Epoxy vs polyurethane

Does the slab move

Movement, polyurethane

Vinyl ester vs cement

Sedang

Solvent, vinyl ester resin

The final column of any coating comparison is the one nobody prints: what the floor will look like in year five, which is written in warranty terms and wear allowances rather than in a datasheet. A comparison that ranks products on day-one values and ignores how each one ages is a specification tool rather than a decision tool.

A quotation that names a resin but not a build-up is comparing materials rather than floors, which is why the cheaper of two quotes usually wins for the wrong reason in month one and loses in year five.

Pertanyaan yang Sering Diajukan

Which industrial floor coating is best overall?

There is no overall best. Epoxy wins in dry areas on cost, cementitious urethane wins on thermal shock, MMA on speed, vinyl ester on solvents, and polyurethane sits between them.

Is polyurethane better than epoxy?

More flexible and more UV tolerant, and better under hot wash. Epoxy is harder and cheaper and better on acids, so the medium decides.

When should I use MMA?

When a room must return to service overnight and can be isolated. The odour and the ventilation requirement are the constraints, not the performance.

What is a polyaspartic topcoat used for?

A fast, colour-stable topcoat, usually over a mortar. It is not a substitute for a body coat, and it is unforgiving if the crew is not ready.

Do floor hardeners count as a coating?

No. A densifier hardens the slab and controls dust, and it is not comparable with a resin system.

How thick should each system be?

Epoxy 2 to 6 mm, cementitious urethane 6 to 9, polyurethane 3 to 9, MMA 4 to 9, polyaspartic 0.3 to 4, vinyl ester 3 to 6. Thickness follows the load.

Can systems be combined?

Often, and usually well. An epoxy primer with a polyurethane body and an aliphatic topcoat is a common build in food plants where colour and movement both matter.

Why specifiers ask Kaida Paint to compare the seven systems

A comparison is only useful if the person making it would sell either answer. We manufacture industrial polyurethane flooring, and we specify an epoxy flooring, cementitious urethane, MMA, polyaspartic, vinyl ester or a hardener where that is the correct answer. We say so in writing before a price is discussed. Ask us for the build-up, the thickness and the detailing drawing, and the answer will name the system the floor needs rather than the system we would rather sell.

Seven systems, one decision.
