Each does their part correctly and the detail still leaks.

For equipment plinth work, the pattern repeats across plants. The plinth is cast too low, the penetration has no sleeve, the anchor bolt is drilled after the resin is laid, and the repeat work begins.

This article covers the plinth, the penetration, the bolt, the kerb and the joint, and the sequence that keeps them from becoming rework.

Why these details fail

An equipment plinth is a junction before it is a shape. Every one of these details is a junction between materials that move differently. Resin moves with temperature, concrete moves with moisture and load, and steel does not move at all.

A detail fails when it tries to make those materials rigid. A bead of sealant between a plinth and a floor is rigid in the wrong direction, and it tears within a season.

Most plants discover the sequence problem when the equipment arrives, which is the worst possible moment. The second cause is sequence. A pipe penetration floor detail cannot be formed correctly if the resin is already laid and the pipe is drilled through it afterwards, because the bond line is now a cut edge.

That gap is why the same three defects appear in plant after plant. The third is responsibility. Nobody owns the detail between trades, so it is built by whoever is on site when the question arises, which is usually the least informed party.

The cost of getting this wrong is not the sealant; it is the second shutdown and the temporary works around equipment that cannot be moved twice. An equipment plinth detail belongs in the flooring package even when the plinth is built by others. The form, the resin and the sealant should be one scope.

That single change prevents most of the repeat work I have seen on these details, because it removes the gap between the trades that creates the improvisation.

The plinth: height, shape and build

An equipment plinth should be at least 100 mm high and formed with a 20 to 25 mm chamfer or a 50 mm radius at the top. A square edge at the top of a plinth is a place for water to sit and for a brush to miss.

The plinth should be cast with the slab where possible, with a keyed surface for the resin. A plinth built later in mortar is a cold joint waiting to open.

Where the plinth is steel, the resin should stop 20 mm below the top and the remaining edge should be sealed. Water that runs down a steel leg will find any unbonded edge.

A upstand of 100 mm around the base of equipment is a cheaper alternative to a full plinth where the load is light. It gives the same cleanable detail without a formed block.

A plinth built with a fall towards the equipment is a small mistake with a long consequence. The plinth top should fall away from the equipment, not towards it. A flat top holds water against the base plate, which is where corrosion starts.

Draw the plinth at 1:5 with the resin return and the sealant joint shown. A kerb detail that is only described will be built square and sealed with a bead.

Pipe penetrations: sleeve first

A cast sleeve is the difference between a detail and a repair. A cast sleeve is cast 50 mm larger than the pipe, and the resin can be formed to the sleeve rather than cut around a moving pipe.

The pipe penetration floor detail then becomes simple: resin up the sleeve, a collar at the top, and a sealant joint between the sleeve and the pipe. Three materials, three functions, one drawing.

Where a cast sleeve was not cast, a core-drilled hole is the next best option, with the resin formed to the hole and a mechanical collar at the top. The bond line is now a cylinder, which is weaker but manageable.

A cast sleeve also solves the hot pipe, where movement is larger than the floor allows. Pipes that are hot need a different detail again, because the pipe moves more than the floor. A sleeve with a sealant joint accommodates that movement; a rigid grout collar does not.

A penetration that is sealed and then drilled again is worse than one that was never sealed. Never seal a penetration with grout alone in a washdown area. Grout is porous, cracks with movement and cannot be cleaned at the interface.

Where the penetration is in a drain or a channel, the detail changes again: the collar has to be flush and the fall has to continue through it.

Anchor bolts and chemical anchors

An anchor bolt floor drilled after the resin is laid creates a ring of damaged coating around every hole, and that ring is where water enters. The bolt should be set before the floor, or the floor should be detailed around it.

An anchor bolt floor detail is cheap when it is planned and expensive when it is added. The practical sequence is: set the anchors, grind and prime the area, lay the resin to the bolt, and finish with a grout collar at each bolt head. A collar is a small cone of resin that sheds water away from the fixing.

Chemical anchors need a clean, dry hole and a cure time that is respected. A bolt loaded before the adhesive has cured will move, and the resin around it will crack.

Where a bolt has to be added later, the hole should be drilled, cleaned, filled with a resin-compatible grout and finished flush, then coated with a patch that overlaps the surrounding floor by 50 mm.

Stainless bolts in a wet area still need a collar. The bolt does not corrode, but the interface between bolt and floor is a capillary, and it will draw water under the film.

Group bolts on a base plate where possible, and detail the plate rather than each bolt. One plate detail is easier to build and easier to inspect than eight individual collars.

Kerbs, upstands and equipment bases

A kerb detail is a raised edge that contains water, and it is the most useful detail in a wet room. It should be at least 100 mm high, formed with the same resin, and coved at the internal corner.

The kerb should be continuous around the equipment, with no gaps for cables. A cable crossing a kerb needs a sleeve, not a notch.

Equipment bases that sit directly on the floor trap water underneath. A upstand of 50 to 100 mm, sealed to the base plate, is usually enough to keep the interface cleanable.

Where equipment vibrates, the upstand should be separated from the base by a isolation joint, so the movement does not crack the resin. The joint is the detail that lets the two behave differently.

Where equipment sits on a concrete base rather than a plinth, the resin has to return up the base by at least 50 mm. Kerb tops should be rounded, not square, for the same reason as the plinth: a square edge holds water and damages brushes.

Draw the section through the kerb, the floor and the equipment base in one view. A kerb detail drawn in isolation will not show where the water goes.

Isolation joints and movement

A isolation joint separates two parts of a floor that will move differently, and it has to be detailed rather than left to the resin. A crack is what happens when the joint is omitted.

The joint should be formed with a compressible filler and sealed with a movement-capable sealant, not filled with resin. Resin in a movement joint will crack and take the surrounding floor with it.

Where a joint passes under equipment, the detail has to allow movement without opening a gap in the washdown surface. A stainless cover plate is one answer; a wider joint with a sealant is another.

The joint layout should follow the structure, not the room shape. Joints that follow a wall or a column line behave predictably; joints that follow a drawing grid do not.

In a cold room, the isolation joint has to accommodate a larger range of movement, and the sealant selection follows from that rather than from the floor system.

A joint that is omitted shows up as a crack a year later, usually in the busiest aisle. Record the joint locations on the as-built drawing, so the next trade does not cut through one. A joint that is not recorded is a joint that will be drilled.

Repeat work, and how to avoid it

Rework on these details is expensive because it happens late. A plinth that is 40 mm too low is discovered when the equipment arrives, and the answer is usually a resin build-up that nobody specified.

Plants that run a pre-floor meeting on every project stop having these problems within a year. The cheapest prevention is a coordination drawing before the floor is laid, showing plinths, penetrations, bolts and joints on one sheet. It takes an afternoon and prevents most of the repeat work.

The second is a pre-floor inspection with the equipment supplier present. A 30-minute walk with a tape measure catches the plinth height, the bolt positions and the pipe centres.

Where repeat work is unavoidable, do it as a formed detail rather than a patch. A collar built up around a bolt is a detail; a smear of sealant is a delay.

Record every return visit with a photograph and a cause. Three return visits of the same type is a drawing problem, and the drawing is cheaper to fix than the site.

Coordination is cheaper than correction, and it is the only part of this article that costs nothing to do. Finally, put the details in the flooring scope even when the concrete is not. Responsibility for the junction is what makes an equipment plinth work.

Specifying the details

A specification should list the details as drawings, not as clauses. Plinth, penetration, bolt, kerb and joint, each at 1:5, with the resin, the sealant and the sequence shown.

It should also state who builds each element. An equipment plinth built by the builder and coated by the flooring contractor needs a stated interface, or the joint between them becomes nobody’s work.

Include the grout collar at bolts and the cast sleeve at pipes as line items, not as allowances. Items that are not priced are items that are not built.

Require photographs of each detail at handover, labelled by location. A pipe penetration floor detail that is photographed is a detail that can be inspected later without lifting the equipment.

Check the details against the equipment drawings before the floor is laid, and record the check. That single step prevents most of the repeat work described in this article.

The result is unglamorous and effective: five drawings, one coordination sheet and a walk with a tape measure. None of it requires new materials or a different contractor, and all of it can be done before the first grinder arrives. The plants that do it once tend to keep doing it, because the second project is easier than the first.

Table 1: Detail, minimum dimension and the failure it prevents.

Detail

Minimum

Prevents

Plinth

100 mm high, 50 mm radius

Water at base plate

Sleeve

50 mm oversize

Cut bond line

Kerb

100 mm high

Water escaping the room

Bolt collar

50 mm overlap

Capillary at fixing

Table 2: Sequence that avoids repeat work.

Langkah

Owner

Coordination drawing

Flooring contractor

Cast plinths and sleeves

Builder

Set anchors

Equipment supplier

Lay resin and form details

Flooring contractor

Table 3: What a detail drawing should show.

Element

Shown

Resin return height

Ya.

Sealant joint

Ya.

Backer rod

Ya.

Movement allowance

Ya.

Figure 1: A plinth with a radius, a resin return and a joint at the plate, drawn before it was built.

Figure 2: The sleeve makes the detail possible; the collar makes it cleanable.

Pertanyaan yang Sering Diajukan

How high should an equipment plinth be?

At least 100 mm, with a 20 to 25 mm chamfer or a 50 mm radius at the top. A square edge holds water and cannot be cleaned with a brush.

Should pipe penetrations have a sleeve?

Yes, cast 50 mm larger than the pipe. The resin is then formed to the sleeve rather than cut around a moving pipe, and the sealant joint takes the movement.

Can anchor bolts be drilled after the floor is laid?

They can, but each hole damages the coating and needs a patch with a collar. Setting the anchors before the floor is cheaper and gives a better detail.

What is a grout collar?

A small cone of resin around a bolt or a pipe that sheds water away from the fixing. It is the detail that stops a capillary at the interface.

Why do joints crack through the resin?

Because the joint was omitted or filled with resin. A movement joint needs a compressible filler and a movement-capable sealant, not a rigid fill.

Who should own these details?

The flooring contractor, even where the concrete is built by others. Both are cheap, and together they catch the plinth height, the bolt centres and the pipe positions before anything is poured or coated, which is the only point at which they are easy to change.

Mengapa perusahaan makanan bekerja sama dengan Kaida Paint

Kaida Paint issues detail drawings with the floor specification, including the plinth, the pipe penetration floor detail, the anchor bolt floor and the isolation joint.
